A: 2-4 hours, depending on the size of the home and amenities. For example, if there are two wet bars, and/or more than 3 bathrooms, extra time needed to inspect the additional plumbing.
Q: Besides the basic size of the home, what factors could increase the cost of an inspection?
A: The square footage is the major factor as the bigger the home, the more there is to inspect. Other common amenities that impact price would be an extra kitchen, wet bars, spas, pools or more than 3 bathrooms.
Q: How long do I have to wait for the inspection report?
A: Normally your narrative (comprehensive report) is provided within 24 hours from the time of the inspection.
Q: What is included in the inspection report?
A: The inspection report includes narrative text and pictures detailing the condition of the home/building with special attention being drawn to areas of concern. This detailed report averages 25-35 pages. A summary section is provided at the end which includes critical concerns and action items.
Q: Are the buyers able to ask the inspector questions during the inspection?
A: YES, please ask as many questions as you would like! We are working for you! Feel free to walk with us as the inspection takes place so you can see potential issues first-hand. We will also discuss items requiring attention and any serious concerns.
